As an investor, we understand that your goal is to build wealth through real estate. We also do not take for granted that you have entrusted us to handle your investment property. We also know what it is like to be a resident. Sometimes things do not get fixed quickly enough. We know how frustrating this can be. We only work with owners who care about the well-being of the residents, so we can limit the delay in addressing the needs of the resident.

Do you have a resident/owner portal?Yes. Upon signing a management contract or lease, we will send an invite to join our portal. The portal can be used to pay rent, submit repair requests, and communicate with the porperty managers.

What areas do you serve?We currently serve southern cook county and the southside of Chicago.

Are you really local?Yes! We live in Chicago and only manage properties in Chicago. We are not a national company, which we believes gives us an advantage in the market.

How do I get paid?We pay out rents proceeds at the end of every month through check, ACH, or any other preferred method. Paying at the end of the month gives us a chance to reconcile and outstanding balances.

Does your company handle repairs?We believe in using third party vendors for our major construction needs. While we do have a construction company that is not affiliated with NLRM, we believe that it is a conflict of interests for our company to do any extensive work on managed properties. We want to work to get you the best quotes for your repairs and we have found working directly with subcontractors saves money for our client.

Who handles small repairs?We have our construction managers who work hourly starting at $23 per hour. Unless it is an emergency, we will only go out to repair what has been approved by the owner.

Do you manage large units?Currently our focus is on single families up to 4 units. Our target clients are out of state investors who are seeking an opportunity to build wealth through real estate. If you have a building with more than 4 units please contact us to discuss your needs.

Are your fees negotiable?We have seen larger companies charge 8% but then overcharge for every associated service with managing the property. Or even worse are not responsive to you or your residents requests. We believe 10% is ideal because it gives us enough resourses to properly manage your property without the need for excessive fees. Part of that 10% goes back to helping with resident relations in the form of gift cards, welcome packages, and more.
