Rent Collection

As part of all of our management services we collect rents from all tenants. We pay at the end of each month. This gives us the opportunity to reconcile any past due payments.

  Resident Screening

All residents are thoroughly screened. Part of our screening process is to perform a background check, gather financial information, and pull a credit report. We also interview the resident as well as contact previous landlords. We are so confident in our tenant screening that we give our clients an eviction guarantee. 

Maintenance

We offer low-cost maintenance to our clients. Our handy man services start at $23 per hour and most jobs are no more than 2 hours.

   Marketing

We will aggressively market your property to avoid extended vacancies. We place your property on all list serves. We also survey potential residents to get feedback on how to improve our showings 

Financial Reporting

Each month we provide our clients with a financial breakdown of their operating costs. This keeps the owner up to date and allows them to budget for upcoming expenditures.

   Marketing Analysis

Before listing your home, we will run a market analysis to ensure your rents are current with the market. One of the biggest reasons landlords struggle is due to the reluctance of raising rents.  

Resident Relations

A,B,C, or D property residents deserve to be treated with respect. We pride ourselves on getting to know the residents. This allows us to know early if someone plans on moving out. Good resident relations also leads to improved morale and on-time payments. Plus we feel its simply the right thing to do.

   Apartment Turns

We work with affordable vendor for big turns and major repairs. This saves owners thousands in contractor costs. We provide all vendor receipts and in most cases attempt to get at least 3 quotes. We also love to add contractors that owners have worked with in the past. All of our pricing is transparent with no hidden fees.  

Consultation

We offer consultation services that help our clients identify and implement a real estate investing strategy. This consultation helps us better understand how to fit your needs.

   Eviction Protection

All our client contracts come with eviction protection. In the very rare case of an eviction, North & Loyal will pay up to $500 to evict a resident that we placed in the property. We believe that placing a resident is our responsibility and therefore we will work to correct the misjudgment.  

Paperwork

In some cases our clients may need our assistance in gathering documents and paperwork for code violation, rental assistance, utilities, etc. North & Loyal will assist our clients in making sure they do not miss payments due to missing or inaccurate paperwork.

   Short-Term Rentals

Not every landlord wants long-term residents. We offer management services for those who would like to start a short term rental empire. Our services include maintenance and cleaning all the way to acquisition strategies.
