Fees are only collected on occupied units

10% Base fee

(4 units or less)

  • $100 Initial Set-up fee (per property)

  • $85 annual property inspection/lease renewal

  • $12 monthly technology

  • $20 annual tax prep

  • $95 per hour for gov. violations and oversight

  • $90 per hour for emergency visits

  • $160 maintenance coordination fee*

  • $160 coordination fee on unit turns under 10K

  • $320 coordination fee on unit turns over 10k

  • 1.5% interest on balances over 30 days due

  • 4% commission fee on selling property*

  • 1 month's rent for new lease

  • 1% lease renewal fee

  • $23 per hour for handyman services

  • $0 portfolio analysis and investment consulting

  • $500 eviction protection *

* Emergency visits are M-F before 7:30 am and after 6 p.m. Weekends before 9 am and after 1 pm.

* Coordination fee applies to scheduling 3rd party vendors. Work must be more than $500. Handyman work does not have a coordination fee. 

*4% fee= 2.5% to buy broker and 2% to NLRM

* If we place the resident, we will provide up to $500 towards eviction costs. Client must pay costs and then be reimbursed by NLRM.
